Tauranga City Council has received and considered a report relating to the viability of residential development for the Wairakei Urban Growth Area at Papamoa. 

Wairakei is an important component of the city’s growth strategy and is expected to provide for 3000 homes housing 8000 people, as well as a new town centre and commercial and industrial development. 

The report has identified that there are significant feasibility and housing affordability issues in Wairakei (and by inference elsewhere in the City) and has recommended a range of measures that may require changes to the fundamental assumptions of the Smartgrowth strategy. 

The Council has resolved to review Smartgrowth and the “growth pays for growth” model that has resulted in the significant development contributions that have been levied.  Watch this space!
